Terms and Conditions for Online Booking

Please read carefully before you book. 

Deposits

• Normally we do not request that you make a deposit to confirm your reservation.
• For instantly confirmed booking online we may request that you pay deposit to confirm your reservation.
• Deposit is automatically calculated depending on our room availability or seasonal rates.
• If deposit is required, it is payable by PayPal only. (It is very simple to sign up to PayPal and to use a credit card even if you are not a PayPal member!)
• Your payment will requested in Thai Baht (THB). This amount in Thai Baht will be converted to Euro (EUR) at your credit card exchange rate, which could be different from any other rates, posted on this web site. Before payment will be processed, you will review total amount, agree to these Terms and Conditions and confirm booking.
• After confirmation, you will be transferred to PayPal SECURE web site, enter your credit card information and proceed with payment. Your credit card invoice will be shown in Euro.
• You will receive confirmation e-mail from PayPal when payment is processed.
• 7% VAT is not included in all tariffs and will be added to your bill during check out.
• Any increase or alterations will be charged when you check out.

Refunds and No Shows

• You are reminded that a booking is a legally binding contract, so if for any reason you have to cancel or shorten your booking then you are still liable to pay the full amount.
• No allowance can be made for meals not taken or for rooms not occupied for the full period of the booking. With this in mind we strongly recommend that you use a holiday insurance facility.
• If you are a no show we will not return your deposit.

Cancellation and curtailment charges

If you cancel your holiday the cancellation must be confirmed in writing. Cancellation charges are as follows:

• 30 working days in advance refundable excluding 3.7% administration service fee.
• 15 working days in advance : 50% Non-refundable and non - transferable.
• 7 working days in advance : 100% Non-refundable and non - transferable.

Payments

• All online reservations are done through secure PayPal payment gateway. There is no extra charge for this service and you will be charge exact amount shown on your PayPal invoice.
• Once you arrive we accept cash, VISA and MasterCard.
• There is a 3% surcharge on all credit card transactions in Thailand
